Florida Fall Home Maintenance Checklist: 10 Things to Check After Summer

Florida may not have changing leaves, sweater weather, or much of a reason to put away the flip-flops—but fall still makes a pretty good reset point for your home.


After months of intense sun, heat, humidity, heavy rain and summer storms, there are a few areas around your house that are worth checking before we head into Florida’s cooler, drier months.


Whether you’ve owned your Florida home for years or you’re still getting used to maintaining a home here, use this checklist to give your home a quick seasonal once-over.





☐ CHECK YOUR ROOF

Your roof takes a beating during a Florida summer. Between intense UV exposure, heavy rain, wind and storms, fall is a good time to look for signs of damage or deterioration.


☐ Look for missing, shifted or damaged shingles or tiles

☐ Check for visible damage to flashing or other roof components

☐ Watch for signs of leaks or water intrusion inside the home

☐ Have anything questionable inspected by a qualified professional


FLORIDA NOTE: Roof condition can affect much more than appearance. It may also come into play with maintenance costs, insurance and eventually the sale of your home.


And no, this is not your invitation to climb onto the roof. A look from the ground will do. 😂



☐ GIVE YOUR HVAC SOME ATTENTION

Your AC has been fighting for its life all summer. It deserves a little appreciation.


☐ Replace or clean the air filter as appropriate

☐ Make sure interior vents aren't blocked

☐ Clear leaves, vegetation and debris from around the outdoor unit

☐ Schedule routine professional maintenance if it's due


WHY IT MATTERS: Florida HVAC systems work hard for a large part of the year. Regular maintenance can help keep them operating efficiently and may help catch smaller issues before they become much more expensive ones.



☐ CLEAN YOUR GUTTERS + CHECK DRAINAGE

Florida summer rain can reveal drainage problems quickly—but not all of them are obvious.


☐ Clear leaves and debris from gutters

☐ Make sure downspouts direct water away from the home

☐ Look for erosion or low spots around the property

☐ Check for areas where water tends to collect

☐ Pay attention to drainage near exterior walls and the foundation


QUICK TIP: Water is supposed to leave the property—not move in and become a roommate.



☐ INSPECT WINDOWS, DOORS + EXTERIOR SEALS

Florida heat, moisture and sun exposure can cause exterior materials to deteriorate over time.


☐ Check caulking around windows and doors

☐ Look for cracked or deteriorating exterior seals

☐ Check for gaps that could allow moisture or pests inside

☐ Inspect screens for tears or damage


Small gaps may not look like much, but they can make it harder to keep conditioned air where you actually want it—and give Florida's various tiny creatures an unnecessary invitation inside.



☐ CHECK YOUR HURRICANE SUPPLIES

Yes, even though we're talking about fall.


Florida’s Atlantic hurricane season officially runs through November 30, so don't dismantle your storm-prep setup just because pumpkin spice has entered the chat.


☐ Check batteries and flashlights

☐ Charge or test portable power banks

☐ Check weather radios and other emergency supplies

☐ Make sure shutters, hardware and storm-protection equipment are accounted for

☐ Review generator maintenance according to the manufacturer's instructions


FUTURE YOU WILL THANK YOU: This is not the time to discover you're missing three wing nuts from your hurricane shutters.

☐ LOOK OVER YOUR LANDSCAPING + TREES

Summer growth can get a little... enthusiastic in Florida.


☐ Look for dead or damaged branches

☐ Trim vegetation touching the house

☐ Clear overgrowth around HVAC equipment

☐ Make sure landscaping isn't obstructing drainage

☐ Check how plants and landscaping handled the rainy season


If larger trees need trimming, bring in a qualified professional rather than attempting potentially dangerous work yourself.



☐ ADJUST YOUR IRRIGATION

Your lawn and landscaping may not need the same watering schedule year-round.


☐ Check sprinkler heads for damage

☐ Look for leaks

☐ Redirect sprinklers that aren't hitting the right areas

☐ Watch for spots receiving too much or too little water

☐ Adjust your watering schedule when appropriate for current conditions and local restrictions


QUICK TIP: Make sure you're watering the landscaping—not your driveway. The driveway is probably doing fine.



☐ TEST SMOKE + CARBON MONOXIDE ALARMS

Seasonal maintenance is an easy reminder to check the safety equipment you probably don't think about very often.


☐ Test smoke alarms

☐ Test carbon monoxide alarms

☐ Replace batteries when needed

☐ Check the manufacturer's recommended replacement schedule for each device


It takes a few minutes and is one of the simplest items on this entire list.



☐ CHECK FOR SIGNS OF PESTS + MOISTURE

Warm, humid Florida weather is lovely for approximately eight billion forms of life, some of which you do not want living in your house.


☐ Look for unusual moisture or staining

☐ Check around windows and exterior walls

☐ Look inside cabinets and other vulnerable areas

☐ Watch for droppings or insect activity

☐ Look for signs of wood damage

☐ Pay attention to musty odors or other signs of excess moisture


You don't need to diagnose the problem yourself. If something looks suspicious, getting the appropriate professional involved early can keep a small issue from becoming a much bigger one.



☐ UPDATE YOUR HOME INVENTORY + IMPORTANT RECORDS

This one isn't exactly glamorous, but it's worth doing.


☐ Take current photos or video of the major rooms in your home

☐ Document valuable belongings

☐ Make sure important property documents are stored securely

☐ Organize records for major home improvements and repairs

☐ Keep information for your roof, HVAC, water heater, windows and appliances together


WHY IT MATTERS: Good records can be helpful for your own maintenance planning, insurance purposes and eventually when it's time to sell.
